Problems Fading In and Fading Out

To fade clips in and out, I've been triggering clips by column using Black Masks in my top layer that change opacity to zero over specified times ie. 10 seconds ect... These are built in After Effects.

The bitch about this is when I want loooong smooooth fades. I tried one at 2 minutes and it was horrendous.

What is the best way to get clips to fade smoooothly? I have tried building it into the clips but playback is still very unsatisfactory....

Have you tried using a black solid colour source and modifying the opacity with a timeline?

Go to Sources on the far right and drag Solid Color onto a layer. In the clip properties you can then click on the alpha drop down menu and chose timeline. Should do the job better than a video of a fade.
